LENDING

LOANS & MORTGAGES

Mortgage Lending is a very specialized skill.
Choose your lender carefully and, most importantly, not JUST
based on current rates. We strongly suggest you borrow
in the city and state in which you are buying a home,
as different rules and laws exist one state to another.
If you are buying in the Phoenix area, we suggest you consider
lenders that have a proven record of dependability and performance.
These are two of many that are available locally and suggested by our customers.

We do not suggest the use of internet lenders.

Note:
1) At the bottom of this page is a table outlining how long you must wait
after you lose a home through foreclosure or other unpleasent action before
you can purchase your next home.

2) Also at the page bottom is a guideline regarding "gifts" used by purchasers
toward their down payments.

Most loans these days can be processed entirely by phone, mail and fax.
Using a loan officer with a proven history can prevent the pain of a delayed move-in,
the loss of a carefully selected home, or worse, losing your earnest money deposit.
Don't let this happen to you!
If you are relocating to another state, or to a city elsewhere in Arizona,
we can also direct you to a qualified lender in your city
of purchase through our national relocation associates.
Call or email us for assistance.

This is a one page reference on how deal with the issue of down payment gifts.

Most "owner occupied" purchase loans are now FHA.
Most borrowers use or try to use GIFT funds.

These are the guidelines that must be followed.
